Free property management, independent office folios, upgraded finishes — these concessions exist in today's market. Here's how they work and how to access them.

The Concessions That Don't Appear in the Brochure

Every pre-construction project in Miami has a published price list. What it does not have is a published list of the concessions that developers are willing to offer to the right buyers, negotiated through the right channels.

These concessions are real. They are significant. And they are almost entirely invisible to buyers who approach developers directly or through agents who lack direct developer relationships.

Free Property Management: The Numbers

The most impactful concession currently available in Miami's pre-construction market is free property management — typically offered for 12 to 24 months from the date of building delivery.

What this means in dollars:

For a short-term rental unit generating $4,500/month in gross rental income: - Standard property management fee: 25% = $1,125/month - Over 24 months: $27,000 in management fees eliminated - Net impact on your return: equivalent to a 2.7% reduction in your effective purchase price on a $1M unit

This is not a trivial benefit. It is a structural financial advantage that directly improves your first two years of cash flow — the most critical period for any new investment property.

The Independent Office Folio: A Second Asset

In select Brickell projects, I have successfully negotiated the inclusion of a commercial office unit with an independent property title (folio) as part of the residential purchase.

What this means in practice:

You purchase a residential condo unit in Brickell. As part of the negotiated deal, you also receive title to a commercial office unit — completely free. This office has its own folio number, meaning it is a legally separate asset that you can:

  • Rent independently to generate additional income
  • Sell independently at any point in the future
  • Use as a home office or business address

The current market rate for small commercial office spaces in Brickell is $2,500–$4,500/month. This is a second income stream generated from the same initial capital investment.

How to Access These Concessions
